Seal It, Then Fill It

Attic air sealing and insulation does more for a typical Sweetwater house than any other single job. The attic is where summer heat collects and where gaps in the ceiling let house air out and attic dust in. On windy days, pressure differences pull air through those gaps faster. We seal them first and then add insulation to the depth the house needs.

Finding the leaks

We look for plumbing and flue chases, the tops of interior walls, gaps around ceiling lights and bath fans, wiring holes, and the attic hatch or pull-down stairs. Register boots where ducts meet the ceiling are another frequent gap. Each gets sealed with foam, caulk, gaskets or weatherstrip as appropriate.

How much insulation

Nolan County is Climate Zone 3B on OpenEI's list. The 2015 code table Texas uses lists R-38 for ceilings in Zone 3, and ENERGY STAR suggests R-49 for an existing attic with nothing in it or adding R-38 where three to four inches are present. Many older Sweetwater attics hold a few inches of settled insulation with bare spots.

Blown-in or foam

After sealing, blowing in fiberglass or cellulose is usually the most economical way to reach R-38 or R-49 on an open attic floor. When ducts and the air handler are in the attic, or the roof is low and tight, open-cell foam on the roof deck becomes worth pricing. We show both when both fit.

Ducts

We note crushed, disconnected or poorly sealed ducts during the visit and seal visible joints as part of attic work. If ducts need replacement, we tell you so you can call your HVAC contractor.

Scheduling

Summer attic work is done early in the day for safety. Spring and fall are the easiest times, but we work year-round.

Attic Air Sealing & Insulation Questions

Why is my house so dusty on windy days?

Dust rides in on air leaking through gaps in the ceiling, walls and floor. Sealing the attic floor usually helps the most.

What R-value do I need in my attic?

In Zone 3, R-38 is the code figure for new ceilings and R-49 is ENERGY STAR's target for a bare existing attic.

Can you add insulation over what is there?

Yes, if it is dry and clean. We seal first where we can reach.

How long does it take?

Most attic jobs are done in a day.
